Texas is awash in master-planned communities, according to data

A master-planned community in the Austin area ranks among the 10 best-selling such communities across the country.

Sonterra, in Jarrell, ranked No. 9 nationwide through the first six months of the year with 455 sales, according to Washington, D.C.-based RCLCO Real Estate Advisors.

RCLCO last week released its much-followed survey of the most popular master-planned communities in the United States.

Sonterra is north of Georgetown, about 40 miles north of downtown Austin. Its developer is Sonwest, according to RCLCO, and builders active in the community include D.R. Horton Inc., Lennar Corp., LGI Homes and Starlight Homes, according to Austin Business Journal research.

Sunfield, in Buda south of Austin, ranked No. 27 nationally with 245 sales through the end of June and Santa Rita Ranch, in Liberty Hill northwest of Austin, ranked No. 47 with 192 sales.

In total, 13 Texas master-planned communities made the RCLCO list and accounted for 21% of sales nationwide. The Lone Star State has always had large master-planned communities, but such mega-communities have been less common in Austin than in larger metros such as Dallas-Fort Worth and Houston.

The Houston metro this year had nine master-planned communities on the RCLCO list while Dallas had one, compared with Austin’s three.

Separate from RCLCO’s research, ABJ tracks the fastest-growing residential neighborhoods using home construction data from Metrostudy. There were 332 housing starts in Sonterra in 2018, according to Metrostudy, No. 2 in the Austin area behind only Siena in Hutto.
